General contractor
 

General contractor is considered to be an organization which is the main executor of the contractor’s agreement.


General contractor:


      - has the right to engage national and foreign firms to fulfill their commitments;
      - answers to customer for the execution of the whole work package prescribed by
        the contractor’s agreement;
      - takes part in handing-over to customer.


The general contractor’s services specification includes:


1.

Implementation of the customer’s building program analysis according to limitations and instructions and preliminary estimation of the cost of works and materials.

2.

Determination of necessary technical requirements and tasks, other documentation or auxiliary data, rendering assistance in their receiving.

3.

Estimation of general operating schedule and making remarks.

4.

Estimation of the budget requirements, composition of remarks and recommendations.

5.

Giving provisional estimate of the building value for determining of reference price in case of design solutions and estimate documents absence.

6.

Consulting the customer on any corrections of provisional estimate of the building value.

7.

Preparation of necessary information for contest on individual kinds of works.

8.

Implementing analysis of contractors’ and executors’ proposals.

9.

Consulting the customer during the preparation and conclusion of contracts with contractors and executors.

10.

Rendering assistance in selection of executors, getting proposals from them, preparation and placing of contracts.

11.

Implementation of interrelated works graph analysis in order to provide work for all representatives, engaged in work on object.

12.

Consultating the customer in case of possible faults and drawbacks in executors’ and designers’ work, elaboration of recommendations for their elimination and nonadmission in the future.

13.

Estimation of changes and subsequent revision of drafts, technical specifications and other documentation.

14.

Providing consultation concerning alterations in case of violations in the construction process, determination of necessary services structure, originated from carelessness of contractors and executors, engaged by the customer.

15.

Providing services of estimation of a large number of complaints from contractors and executors.

16.

Rendering of services during arbitration.

17.

Implementating analysis of financial feasibility of individual solutions.

18.

Selection of materials and products for co-ordination with the customer.

19.

Providing analysis of expenses and transaction costs.

20.

Providing contracts placing, joint fulfillment.

21.

Executing individual functions of the customer (representative of the customer).

22.

Providing analysis and confirmation of sums, which should be given to contractor or executor.

23.

Consulting the customer in case of works rejections, which are inconsistent with subcontracted documents.

24.

Consultation during confirmation of separate elements of non-bearing structures and multiple points.

25.

Preparation of drafts of orders and instructions concerning project modification.

26.

Preparation of corresponding documents and subsidiary documentation on constructions and elements alteration.

27.

Recommendations in case of minor alterations, which don’t result in change of the sum of the contract or terms.

28.

Conducting of inspections with the purpose of the expiry date determination and recommendations on alterations in graph.

29.

Providing registration and sending written insurance arrangements to the customer.

30.

Making decisions according to aesthetic requirements within the framework, specified in contract.

31.

Consultations during approval of wired and working drawings as well as information on products and samples.

32.

Assistance in making decisions and preparation of materials on arguments between the customer and the contractor, interpretation of written decisions concerning all complaints, argumentations and other matters, emerging between the customer and the contractor.

33.

Preparation of the final confirmation for payment according to the requirements of the subcontract documents.

34.

Providing additional inspections or tests conduction.

35.

Checking capability and economic expediency of the work, planned in given place in scheduled time.

36.

Conduction of continuous inspections of construction with the purpose of checking the quality or quantity of works.

37.

Analyzing building materials, methods, technologies application, succession of operations or procedures.

38.

Taking control of resources, building methods, sequence of operations or procedures, safety engineering of construction.

39.

Consultation of the customer and elaboration of recommendations stability of prices.

40.

Approval of all the financial documents, including acts on the works performed by the contractor, who works on terms of direct agreement.

41.

Assistance in approval of the estimate materials on any stage.

42.

Acting as an arbitrator on contract auctions.

43.

Consultations during approval or making alterations in constructions and schedule of works that impact the cost of works and building terms.

44.

Determination for what purpose contractor used money, that had been paid to him earlier from the sum of the subcontract.
